90 BROAD STREET

90 Broad Street is an architecturally-significant, 25 story office building centrally located on a full block-front site in the traditional heart of Manhattan’s Financial District (FiDi) neighborhood. 90 Broad Street contains approximately 420,000 rentable square feet including 370,200 square feet of office space, 15,700 square feet of prime retail space, and 14,100 square feet of storage space. The building was designed by Cross & Cross Architects and built in 1930, creating a classic building that complements the surrounding Wall Street 1920’s architecture. The property’s classic prewar design is emphasized by its dramatic Beaux Arts style lobby featuring a barrel vaulted ceiling with gold leaf finishes. High ceiling heights and excellent window lines provide exceptional light and air, enhancing the appeal to tenants. This landmark quality, richly-detailed building is located three blocks from the New York Stock Exchange and provides the prestigious corporate environment for Wall Street area firms.

The building’s façade is limestone with a granite base and features beautiful terra cotta designs highlighting the setbacks, cornices and parapets, and double-hung anodized aluminum framed operable windows which were recently replaced. Ten luxurious high-speed, fully modernized passenger elevators ensure tenants and their guests swift access to the building’s tower floors. The building’s elegant multiple setback design provides efficient boutiques floor plates of multiple sizes from 8,000 to 18,000 square feet which are ideal for office occupancy.

Since 2001, 90 Broad Street has been fully redeveloped with an approximately $12.5 million capital improvement program including: (i) renovating and restoring the building entrance and lobby to increase street appeal and light, (ii) complete replacement and automation of the service elevator system, (iii) development of a new freight entrance and mail center, (iv) upgrading of the building common areas, (v) build-out of tenant spaces, (vi) installation of completely new fire/life safety systems.
