Helmsley Spear

Changing real estate trends, intense competition and increasingly complex financial considerations require a first-hand knowledge and understanding of investment and management risk and rewards. An appropriate investment and asset management strategy requires advisors who can effectively represent their client and have a direct understanding of the costs and the benefits of real estate investments and management. Recognized as experienced consultants, owners, and developers, HelmsleySpear and its staff and principals, understand investment and operating issues from both the user and owner perspectives. The firm provides this expertise based on a background of successful real estate transactions achieved from doing business for over 145 years. Unlike traditional advisors or consultants, HelmsleySpear understands that successful investment and leasing transactions require a proactive approach focusing on the needs and requirements of all parties in order to successfully conclude any transaction. HelmsleySpear prides takes pride in its professionalism, high ethical standards, and market knowledge in servicing its clients.

In 2007, an investment group led by Kent M. Swig purchased the firm and began a re-branding and redevelopment of the HelmsleySpear brand name and company; operations as the firm had declined in stature over the years since the death of Harry Helmsley in 1997. Since the purchase, a new logo, marketing materials, new computer and phone equipment, new technology and infrastructure, among other items have been purchased and created thus allowing the firm to compete in today’s real estate environment.

HelmsleySpear’s core expertise in commercial leasing, investment sales, and property management has dovetailed seamlessly with Swig Equities existing business operations. HelmsleySpear’s substantial name recognition provides the opportunity to leverage Swig Equities’ network of relationships and expertise by providing additional services to tenants and landlords in the marketplace.

Swig Equities has created an operating platform with a comprehensive and sophisticated array of services on which HelmsleySpear operates, generating a more productive, efficient and cost effective operation. These services include property and asset management, accounting, financial reporting, human resources, payroll, information technology, telecommunications, purchasing, marketing, insurance, market research, and economic forecasting. In addition, the Swig Equities project development department, as well as its affiliate construction company, Falcon Pacific Construction, LLC, is available to provide development and construction management services to HelmsleySpear clients seeking to build out tenant spaces and/or redevelop their properties.

HelmsleySpear is being recapitalized, repositioned and expanded under the leadership of Kent M. Swig, Owner and Co-Chairman of Brown Harris Stevens (a former Helmsley Enterprises company) and Halstead Property, who has already demonstrated success by creating one of New York City’s premier residential real estate platforms. Indeed, Brown Harris Stevens and Halstead Property, operating under parent company, Terra Holdings, LLC, has grown to become one of the largest privately held real estate service companies in the United States. Kent Swig will utilize the experience of developing and repositioning the Brown Harris Stevens and Halstead Property brand names, creating an unparalleled opportunity for yet another former Helmsley Enterprises company.
